This three-bedroom/three-bathroom pet-friendly residence has a great in-town location and luxury amenities.

BEDDING: Split-king, split-king, queen, queen sofa-sleeper

NOTE: The third bedroom is a loft and does not have a door closing the room off from the main level.

LAYOUT: This top-floor residence has natural hardwood floors with an open floorplan living room, dining area, and kitchen. In the living room is a natural stone gas fireplace, leather sofa that pulls out to a queen sleeper, wall-mounted flat-screen TV with DirecTV and Blu-Ray DVD player, and a desk area. Off the living room, the balcony opens to a riverside view. The dining table seats six with room to add bench seating. The kitchen is a fully equipped space with granite countertops, chef-quality appliances, and all the dishware, cookware and utensils needed for any Telluride vacation.

In the master bedroom on the main level, there is a king bed (can be made into two twins) and flat-screen TV with a DVD player. The ensuite bath has a steam shower, separate bathtub and two-sink vanity. Also on the main level is a bedroom with a king bed (can be set up as two twins), flat-screen TV and DVD player. The bathroom with shower/tub combo is outside the bedroom, accessible from the living area.

Up the spiral stairs is a bedroom with a queen bed, flat-screen TV, DVD player, and private bath with jetted tub and separate shower. There is not a door closing the room off from the main level.

This residence has its own washer/dryer and complimentary wifi. There is no A/C at this property.

USAGE FEE: This condo will be charged a $40/night usage fee.

PARKING: Garage parking is valet only, with one space per unit.

SKI AND GEAR STORAGE: Outdoor secure ski and snowboard storage are attended as well, with indoor boot-dryer racks available. Bikes and other gear can be securely stored in the garage.

EXTRA AMENITIES: The River Club has a wonderful outdoor waterfall hot tub, open dawn to dusk daily during ski season, and between Memorial Day weekend and mid-October. Also for your comfort and pleasure, there is a club room with a massive stone fireplace, sunroom, and bar (coffee, tea, and special receptions). Downstairs, you'll find a desk area with a computer, printer, and other business-support amenities. The recreation room is full of toys and games for children of all ages. There is also a fitness center with Nautilus equipment, stationary bicycles, treadmill and free weights.

GROUND TRANSPORTATION: Your stay includes complimentary in-town transportation and Telluride Airport shuttle service in-season. Additional services to regional airports can be arranged through the delightful concierge staff. Please contact the club for options during offseason.

OFFSEASON: The River Club's full amenities are not offered in the offseasons, which take place early October through late November and after ski area operations end through Memorial Day every year. Valet services, the concierge, housekeeping, grocery services and the hot tub are not available during this time.

PETS: This condo is dog-friendly with a $30/night fee. Maximum two dogs with prior notification.

DEPOSIT AND CANCELLATION POLICY (varies by property)

River Club, Villas at Cortina and See Forever Residences;
25% of the total is due at time of booking (non-refundable). Final payment is due 60 days prior to arrival.
If canceled less than 60 days prior to arrival all reservations are non-refundable and due in full.

Bear Creek Lodge condominiums, Aspen Ridge and Private Residences;
25% of the total is due at time of booking (non-refundable).  Final payment is due 30 days prior to arrival.
If canceled less than 30 days prior to arrival all reservations are non-refundable and due in full.

Mountainside Inn, Bear Creek Lodge hotel rooms and Manitou Lodge;
25% of the total is due at time of booking (non-refundable).  Final Payment is due 7 days prior to arrival.
If cancelled less than 7 days prior to arrival all reservations are non-refundable and due in full.

Cancellation Policy: Each deposit is non-refundable. Cancellations at any time will forfeit the deposit(s) paid to date. No additional fee will apply. Shortening of the stay after the final deposit has been paid will forfeit the deposit paid for the unused nights.

Alpine Lodging Telluride enforces the following policies at all times:

Check-in time: 4:00 p.m. Check-in location is detailed in your reservation confirmation.

Late Arrival: We do not have a 24-hour front desk. After hours arrival information and an after-hours emergency phone number is included in your reservation confirmation or pre-arrival email.

Check-out time: 10:00 a.m.

Refunds: No partial refunds will be made for early departures.

Card on File: A valid credit card must be submitted prior to check-in. Any damages incurred during your stay that require additional cleaning or repair expenses will be charged to the credit card on file. The amount charged is at the sole discretion of Alpine Lodging Telluride or its subsidiaries.

Smoking: All properties are NON-SMOKING. If any member of your party smokes in the unit, interior hallway, deck or patio, a $250 penalty and additional cleaning fee will be charged.

Management: While your reservation with Alpine Lodging Telluride is confirmed and guaranteed, we simply manage the property you are renting. If for any reason the property becomes unusable, we will do our utmost to find a comparable property, at the same cost. If we are unable to do that, we will provide a full refund.

Pets: Dogs are allowed only in designated properties, and limited to two (2). Management reserves the right to evict any guest whose dog is deemed a nuisance; in the event of an eviction, no fees will be refunded. Dogs must be registered with Guest Services upon arrival. Any evidence of unregistered pets will incur a $250 fine plus any additional cleaning, damages, and HOA Fines. Pet fees apply and vary depending on the property.

Housekeeping: Housekeeping services included in your stay vary by property. Additional services may be arranged in advance through the Guest Services team, for a fee.

Housewares: Linens (bedding and towels) are provided with your rental. For properties with kitchens, cookware, utensils and dishes are provided.

Hot Tubs: For those complexes with community hot tubs, the hours of operation are subject to the HOA regulations. Most complex hot tubs shut down during the spring and fall off-seasons.

Construction: We have a short alpine summer construction season so be prepared for detours, noise, and work zones peppered throughout the area.

Age Restriction: The minimum age of the primary renter is 21 for condos and homes and 18 for hotel properties.

Travel Insurance: We offer comprehensive travel insurance from Generali on all of our lodging reservations. This is optional coverage. We know that unexpected disruptions to travel plans can occur where you have to cancel your reservation due to an emergency. The Generali vacation travel insurance policy covers 100% of your lodging reservation cost if you have to cancel due to a covered emergency, such as sickness, injury or death, involuntary termination of employment etc. The coverage also includes certain travel delays. The cost of the travel insurance is 6.95% of your total lodging cost and the insurance can be added at booking or up until we charge your final lodging deposit. If you choose to add it at booking but change your mind, you have up to 10 days from the booking date to cancel the insurance at no cost.
