Are your rentals with hot tubs opened year-round?
It depends. Each complex that offers hot tubs with their rentals are subject to their own HOA regulations. Most complexes shut down their hot tubs during the off seasons, which is the in Spring and the Fall. They can also be shut down between certain holidays such as Memorial Day weekend and Columbus Day.
